Inspector examining spray foam under the roof in Astley
Spray Foam Surveys · Astley (M29)

Spray foam under your Leigh roof? Find out what is up there before a buyer's surveyor does.

An inspector climbs into your loft, identifies the foam, takes moisture readings on the rafters and emails you a photographed report that sellers, buyers, brokers and landlords in Leigh can read in minutes. Roof surveys from £195. Removal is quoted separately in writing, and only if the survey supports it.

How we work

Measure first, strip later. Foam only comes off when the timber gives a reason.

Plenty of foam sits quietly for years, and some of it hides damp. A reading on the wood tells us which kind you have, and then we explain your options without pressure.

A street of red-brick terraced houses in Astley
Astley's housing

Plenty of Leigh roofs have been converted, re-lined or re-insulated since the original slates went on.

Astley is a former mining village on the edge of the flat mossland south of Leigh, with older cottages, 1930s houses and newer infill. Most roofs are tiled and many have had insulation added. We record what has been applied, how thickly and how the timber underneath looks.

Slate or concrete tile, then battens, felt and rafters. We record how each layer is coping under the foam.

Also covering the rest of Leigh — same price, same service.

Questions we get asked

Our Astley house is quite old. Is the roof likely to be sound?
Many are, but we cannot tell from outside. The survey checks the rafters we can reach and reports what we find.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Leigh lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Know what is in your roof before anyone else asks.

Foam checks for Astley homes

Roof space survey in Astley

Houses on low, flat ground take weather from every direction, and the underside of the roof is where trapped moisture shows first. Foam over a damp roof can hold that moisture in, so a meter reading matters.

Our visit takes an hour or two in a typical house. You get a report you can pass straight to an agent, broker or conveyancer.
